AUSTIN, Texas — Home buyers who attend open houses on the weekend are often ready to make an offer on the right house, which means they’ve received pre-approval for financing and have their documents ready to begin the process.
However, touring homes during the week can work in favor of the buyer and seller. Once a home is publicly listed, it is available for viewings. Buyers don’t want to limit themselves to open houses when foot traffic is high. Most sellers are willing to vacate their home for showings if it means it will sell faster.
Real estate professionals say that people who come to view homes during the week are often more serious buyers than those who just come to open houses. Most of the buyers who come during the week also are accompanied by their agent, who has vetted the client’s ability to qualify for a home purchase.
In addition to price, other factors can move one buyer to the top of the list over another, whether that’s a shorter escrow period or a longer seller-in-possession period. In general, properties that need some work will take longer to sell than move-in ready homes.
