NEW YORK – Advanced artificial intelligence (AI) tools are being used by real estate professionals to improve their listing photos, replying to clients and improving listing copy. Others are using the tools to predict which homeowners are likely to sell based on a variety of data points, including the age of occupants and location and intervals between home sales.
However, AI also needs to be monitored to ensure it is not inserting inaccuracies in copy or badly cropping photos because slip-ups can harm an agent’s reputation.
ChatGPT is one of the more popular tools. With descriptive prompts, it can do about 90% of the listing description work, but it does sometimes fail to emphasize the right details or will repeat some information.
Agents should have two to three key elements they want to emphasize in their listing before employing an AI tool, and they need to reread the description to ensure it is accurate and will attract buyers.
For images, agents will want to see how AI declutters a room or stages a room in an image, which means looking for unnatural colors, decor that seems too perfect or the lack of or misplaced shadows.
For portraits, AI can add additional fingers, arms or other features. The trick is to review photos and text to ensure it is accurate and realistic, providing sellers and buyers with authenticity.
